Hello! I wanna give you a quick market update of the last seven days for MegaBliss in the Parks and More. There are 70 homes currently for sale, 50 homes are currently in contract, and 50 homes have sold in the last seven days, with three price reductions over the last week.
So how is the Sacramento market? We have seen a sharp increase in the number of listings, and we are seeing fewer pendings, which means the inventory is starting to stack up in the active available homes for sale. Our current number of listings are higher than last year but we are still 800 homes less than our typical trend for this time of the year.
In June, buyers paid about an average of 1% below list price. 53% of homes sold above list price last month, compared to last years 76% over list price.
